Summary

Harmony Cottage has been a much cherished home for the last 17 years and is filled with warmth and happiness. You can just tell. It is steeped in happy memories and the current owners love its peaceful location, unparalleled views across the countryside, enjoy the fact that it is fully double-glazed and toasty throughout, helped by their top of the range log burner.

The house has a lovely feel on entering and a useful entrance area was added to enhance the cottage. The sitting room is adorable and cosy and enjoys beautiful views to the front.

Walk through to the bespoke hand made Malvern kitchen where there is space for you to add a concealed washing machine and your microwave. There is a built in dishwasher and plentiful cupboard space, with a gas hob and electric oven. With a lovely homely seating area just past the kitchen to sit and read your paper or do the crossword, a small conservatory to add a slouchy sofa and side door out to the garden and access to the side of the house.

Head up an easy staircase to a light sunny landing, with the main bedroom to the front to make the most of the wonderful views, then a bathroom and bedroom 2 at the rear and a permanent handy white step ladder takes you up to the loft room which could be used as a bedroom, with velux window or more likely would be ideal for all ones storage.

The boiler, a Worcester Bosch is also cleverly hidden away in the kitchen and is annually serviced and working well.

It has just had a new EPC (energy performance certificate) and comes in at a respectable D, good for an older home.

I am informed that the previous owners added the porch area to incorporate it into more living space and also the conservatory area to the rear where you could add a comfy sofa. The current owners have thoughtfully added double glazing, installed a new bathroom and have painted the house inside and out. A new roof was added to the rear of the cottage.

Being the end of terrace there is the benefit of handy side access to the left of the house which leads to the rear garden that is then accessed by steps. The pretty garden enjoys sublime views over the Worcestershire plain and has different sections to enjoy. At the top is a cute garden shed. Will be sublime from March!

There are 2 off road parking spaces that Harmony Cottage enjoys and these can be found to the right of the three terraced houses. Old Hollow is a small road and is popular for those that enjoy excellent walks and cycling at their fingertips.

This is a great buy for someone wanting character and a welcoming, warm easy to run home, with lovely neighbours, on the edge of Malvern on North Hill close to Cowleigh Road.

The cottage is a short drive to Malvern Link and Great Malvern and just a 14 minute walk to the local shops at Newtown Road which includes a lovely old style bakery, Colston's, 2 pubs, a pet shop and Malvern Hill express, a general store for all essentials.

The owners have found a home they like that has no onward chain so genuine buyers only please. I look forward to showing you this charming home.

Harmony Cottage feels private, quiet and rural yet it is only a four minute drive to Waitrose and the centre of Great Malvern. Dog walking is excellent with an endless choice of walks in every direction.

There are a good range of convenience shops nearby on Newtown Road including an excellent local bakers, pet shop, men and women's clothing shop and a couple of public houses. The Nag's Head is very popular and a 15 minute walk away.

More extensive shopping can be found only a few minutes away by car in Great Malvern and The Link..

Malvern is a safe and beautiful town with an abundance of quintessentially British charm steeped in culture. A designated area of Outstanding Natural Beauty with the spectacular Malvern Hills providing a glorious back drop, you will find this so much more than just a place to put down roots.

Here you will find independent boutiques, outstanding restaurants, pubs, cafes, a range of supermarkets including Waitrose and the renowned Malvern Theatre. A favourite of mine is Faun on the Worcester road, excellent for brunch, light lunch and the best cinnamon buns baked daily. I can often be found here grabbing a quick coffee and cake!

The Malvern Theatre is a real pull, located in the Winter Gardens complex in the town centre of Great Malvern and has been a provincial centre for the arts since 1885. It is a model of artistic and architectural excellence and boasts a diverse programme and great selection of events throughout the year.

For those who love walking and cycling the magnificent Malvern Hills are literally on your doorstep.

Some of the finest independent, primary and secondary schools are located in Malvern including Malvern College, Malvern St. James, The Downs, Wyche Primary and The Chase High School. The nearest schools are Northleigh Primary School, Somers Park, and Dyson Perrins High School.

The ever popular Three Counties Showground offers a variety of events throughout the year including festivals, food, gardening, agricultural, entertainment and so much more..

Malvern has excellent links by road and rail: Great Malvern and Malvern Link train stations are only a few minutes away with direct links to Worcester (10 minutes), Birmingham (1 hour) and London Paddington (2 hours 15 mins) with Junction 7 of the M5 a short drive away. Gloucester, Cheltenham, Stratford-Upon-Avon, Broadway, Bristol, Cardiff and Birmingham all readily accessible.
