Summary

*IMMACULATE* well-built and versatile family home with 4 bedrooms, 2 en suite shower rooms, kitchen and breakfast room, large sitting room, entrance hall, dining room, garage converted to a new ANNEXE providing an immaculate 1 bedroom self contained flat, wide terrace, pretty gardens and sweeping views of rolling countryside.

Situated in an elevated position on Stonehill Drive; a peaceful enclave of well-maintained houses and attractive gardens only a few minutes' from the centre of Bromyard.

Originally built in the 1980's, the house has since been completely renovated, extended and very recently improved with the most stunning new annexe.

With a wealth of windows and glass doors the house is light and bright, beautifully presented with solid oak doors and hardwood flooring, warm, and comfortable. The total living area now measures nearly 1,700 sq. feet! Downstairs includes a very welcoming entrance hall, superb sitting room with log burner, cloakroom and dining room...

The contemporary kitchen consists of a range cooker with three electric ovens and 5 burner gas hob, integrated dishwasher, ceramic 1.5 bowl sink with drainer, mixer tap, plenty of wall and cupboard storage, wooden worktops and a stylish travertine tile floor.

Off the kitchen is the breakfast room. This extended living area is delightful and not only provides excellent space for a table and chairs, space for an American-style fridge freezer but also acts as a family/tv room AND handy utility with further washing facilities. French doors lead out to an expansive terrace stretching the length of the house; a lovely spot to entertain friends and family during the summer months.

In 2021 the double garage was transformed into a charming annexe including a private entrance, sitting room, kitchenette, double bedroom, top quality blinds, and walk-in shower. An ideal area for one's elderly parent to maintain some independence, gorgeous guest suite or luxurious home office.

Head up stairs to a large landing and 4 well-proportioned double bedrooms with carpet. The main bedroom (12'0 x 11'4) includes fitted wardrobes, en suite shower room and green views to the front.

Bedroom 2 (10'8 x 9'4) is also an excellent double with fitted wardrobes enjoying rear garden and panoramic views across Bromyard Downs.

Bedroom 3 (9'4 x 7'6) is the smallest bedroom. A good single room for a young child or study.

Bedroom 4 (10'4 x 9'11) with fitted wardrobes and flooded with sunlight is currently used as craft/office but would also make a great double bedroom.

The family bathroom is full-tiled with a white suite including a shower over curved bath, loo, hand basin, toiletries cupboard, contemporary fittings, and underfloor heating. On the landing, just outside bedroom 2, is a deep storage cupboard (3'0 x 2'0) with wooden shelving to store towels and sheets.

A hot air heating system warms up the home quickly and quietly and runs off a regularly serviced Johnson & Starley gas-fired warm air heater/boiler.

The current owners love No. 7 and continue to care for and maintain their home. Only two weeks ago all the soffits, gutters and downpipes were replaced at a cost of £2,000. All documentation for the property is available on request.

GARDENS

The gardens are pretty, low maintenance and well-tended. Doors at the rear of the house lead straight on to a raised terrace with seating and spectacular views. A couple of steps lead down to a lower lawn including an arbour, handful of carefully planted specimen trees, borders, shrubs and colourful plants.

In addition, there are dusk to dawn downlights and extra security lighting plus two wooden sheds. One for potting and another to store garden tools and furniture.

The whole garden is enclosed by hedges and wooden fences with a handy side gate to store/hide wheelie bins too.

The front garden is landscaped and provides private parking for two cars.

Location

LOCATION

Bromyard is one of my favourite small towns. I spent a number of years happily living here. It is a lovely place to bring up children and is safe and kind.

With a population of nearly 5,000 it is situated in the valley of the River Frome and lies near the county border with Worcestershire. Unspoilt, with a generous number of pubs, a popular bakery, local independent shops and cafes, a theatre, leisure centre, 2 primary schools and a High school plus Legges - a sensational delicatessen selling meat and local produce that is second to none.

Bromyard has a real community feel with some of the nicest, down to earth folk I have had the pleasure of meeting.

You are a 9 minute drive from Michelin star restaurant Pensons, Hereford's only Michelin star restaurant! Always good to have a first class place to eat on special occasions.

Just 12 miles to Malvern, 15 miles to Worcester and 14 miles to Hereford. Great walks in any direction. Perfect for dog walkers and cyclists. There is the National Trusts Brockhampton Estate just up the hill which features a beautiful medieval house to look around and wonderful walks. Live and Let Live is a picturesque and very popular pub a few miles on the road to Worcester.

Known as the Town of Festivals including the Folk, Scarecrow, Marmalade and Speed Festivals which are held yearly along with Nostock a music festival held a few miles out of town for 4 days.
