An enchanting and characterful Grade II listed cottage, built in approximately 1810, situated in a beautiful and quiet hamlet close to the city of Worcester. Three double bedrooms, two reception rooms, gothic arched windows, kitchen/breakfast room, cellar, tranquil, private parking, up to half an acre of gardens with wonderful rural views of the rolling Worcestershire countryside.
Church Cottage next to St. Mary's parish church in highly desirable Shrawley is full of character and history. Formerly used as a school to educate local children this delightful cottage is now available for sale as the current owners have decided to downsize but to remain in the local area. This beautiful property requires some cosmetic work and a new owner with energy and enthusiasm.
If you have ever dreamt of that perfect cottage surrounded by fields and rolling countryside then look no further!
DESCRIPTION
Time has in essence stood still here and sextons and church wardens have come and gone in this picture perfect cottage and now it is your turn to own and adore this historic wonderful home.
Presently one approaches Church Cottage via the kitchen (17'4 x 8'1) which includes a fitted cream coloured country kitchen with base and wall units, ceramic sink and mixer tap, integrated appliances include a 4-ring hob (gas cylinder supply) Neff double oven, full size dishwasher with a tiled floor and plenty of quartz worktop space. The owners lowered the kitchen floor as part of their re-furbishment.
A sizeable walk-in store or larder used to house the bread oven and is located just off the kitchen.
The sitting room (13'9 x 13'3) is a very welcoming and cosy space with a large fireplace and recently added log burner, dining area, storage cupboards, tiled floor, and a dual aspect with two gorgeous arched windows to allow the sun light to flood in. Personally, I would re-instate the doorway and use this as the front door with views across the lane to the fields opposite.
The reception room (22'8 x 11'11) is currently used as a t.v room and also has an open fireplace with new log burner and a dual aspect. Originally used as the school room with a stage where I would consider placing a baby grand piano and make the most of this unusual and captivating space. Off the reception room is a spacious boot room and downstairs cloakroom.
The cottage offers many pretty period features including the latticed arched windows. The glass in all windows is hand blown with cast iron frames.
They provide lovely views from each and every room making you really feel as if you are in the depths of the countryside. Take your pick from the 22 miles of local footpaths and bridleways to explore and yet city life is just 8 miles away; sounds ideal!
Head up the original wooden staircase to the bright and spacious landing to find three good sized double bedrooms and a family bathroom.
The main bedroom (15'4 x 13'11) is a fantastic room with a fireplace, exposed wooden flooring and a dual aspect overlooking both the church and it's grounds plus far reaching country views with oodles of sun light.
Bedroom 2 (13'11 x 12'4) also with a fire place, characterful wooden floor boards and a pretty window overlooks the church.
Bedroom 3 (12'6 x 9'0) is a generous size and currently used as an office/library. We haven't included a photograph as there were rather a lot of boxes in it but rest assured it's a good sized double with pretty arched window.
The family bathroom is well presented and overlooks the garden. It is half tiled and comprises a traditional bathroom suite including a white roll-top bath and separate shower cubicle.
Off the inner hallway are stairs to a useful cellar currently used as a utility and store room with a 'Heatslave Worcester Bosch' boiler (13 years old), radiator heating, lighting and power.
Church Cottage has a driveway with parking for several cars and a (3 years old) wooden 16'0 garage with a Welsh slate roof.
The wonderful rambling garden of approximately 1/2 acre has so many areas to sit out and enjoy the summer sunshine, plenty of space to cultivate a thriving vegetable garden, construct a greenhouse, to do as much or as little gardening as you wish, a veritable slice of heaven.
Water was connected in the 1960's; prior to that Church Cottage used a well.
We believe the brickwork facing the road and church is a Flemish bond which would have been carried out by the Master builder. The brickwork facing the side and garden is English garden wall bond and likely carried out by his apprentice.
The current owners have done all they can to retain the history and charm of the property but time has now come for a new owner to finish the cottage with some updating.

LOCATION
Church Cottage is located off a quiet, country lane with little passing traffic in the highly desirable and peaceful hamlet of Shrawley, Worcestershire.
There is a public house, The New Inn, a small hotel, a village hall (a primary school until 1977) and St. Mary's parish church. Shrawley hosts many clubs such as walking, jujitsu, kickboxing, gardening and Pilates.
Shrawley Wood (255 acres) was designated as a Site of Special Scientific Interest because of it's biological interest. It was selected for a large tract of ancient woodland famous for it's bluebells and ancient lime trees.
There is also a wide range of excellent schools nearby including Great Witley CofE primary school, Sytchampton Endowed primary school, Droitwich Spa High, Abberley Hall, The Chantry School in Martley, King's in Worcester and RGS, Worcester.
The Lenchford Inn, Shrawley is a unique, privately owned hotel sitting on the banks of the River Severn also with camping, fishing and boat moorings.
There is a wider range of amenities in the neighbouring village of Holt Heath which has a post office/village store, two farm shops (both with cafes) and two pubs, the Holt Fleet and The Wharf Inn only a 6 minute drive away.
Shrawley is only 6 miles to the attractive Georgian town of Bewdley and 8 miles to the city of Worcester.
Who would have thought that such a little gem like Shrawley would exist so close to Worcester with superb transport links (20 minutes by car to the M5), railway stations, cinema, Waitrose, M&S, the race course, cricket and rugby grounds to name a few plus a multitude of coffee shops, bars and restaurants.
